General Resort Information

  • Deposit of $150.00 is required on all reservations to reserve your site.
  • Deposits will be deducted from nightly and weekly stays only at the time of check-in
  • Deposits on Monthly stays will be held on file and applied towards your final electric bill upon check-out, any remainder will be refunded to the card on file.
  • Specific sites may be requested but are not guaranteed.
  • Check-Out Time is 11:00am – (Strictly Enforced, $25.00 Late Check-out fee will incur at that time) A late check-out can be requested at the front office upon arrival.
  • Check-In Time is 1:00pm. Any arrivals after 5:00pm need to have prior arrangements with Front Office.
  • Front Office hours are 9:00am to 5:00pm Monday – Friday, 9:00am to 1:00pm Saturday, and Closed Sundays.
  • Manager and/or Assistant Manager will be on site and available by phone 7 days a week, 24 hours per day. (361) 444-4131
  • Management reserves the right to refuse service and/or ask guests to leave without refund or notice.
  • Management assumes NO RESPONSIBILTY for injury, accident and/or losses for any reason. Management is not responsible for loss of personal property or damages caused by others.
  • Anyone who willfully or negligently defaces, destroys, or damages property/equipment of the resort will be liable for repair and/or replacement costs deemed by Maintenance.
  • Quiet Time: 10:00pm to 7:00am Sunday through Thursday.

Quite Time: 11:00pm to 7:00am Friday and Saturday.

  • Disruptive noise, abusive language and/or contact will not be permitted at any time and can result in a Notice to Vacate the premises.
  • High Profile exterior lighting on RV must be turned off by 10:00pm.
  • Discharging of firearms and fireworks are strictly prohibited.
  • TEXAS STATE LAW REQUIRES that a sewer hose must be fastened using a threaded connector or a rubber donut. All corrugated hoses must be supported to allow proper damage and cannot be laid on the ground.
  • All buildings and common areas are smoke-free.
  • No swimming, wading or boating allowed in the pond.
  • RV age requirement is 10 years or newer and in excellent condition. RV’s over 10 years of age require preapproval from management.
  • No Pop-ups, high-lows, truck campers, or tents are allowed. Hard side units only and must be self-contained.
  • Bicycles, skateboards and/or scooters are not allowed in the common areas, pool area, and/or fishing pier.
  • No refunds for early departures.
